Zayard Developments Obtains Ministerial Decree For Zayard Memora Project In New Sheikh Zayed City

Zayard Developments has obtained Ministerial Decree No. 1063 for its Zayard Memora project, located in the Green Belt area of New Sheikh Zayed City. The milestone marks a significant addition to the company’s growing portfolio and reinforces its commitment to delivering innovative real estate developments that keep pace with market trends while meeting the needs of homebuyers seeking upscale living and secure investment opportunities.

Zayard Memora is a luxury boutique compound situated in the Green Belt district of New Sheikh Zayed City. The project extends over 7.5 feddans, with a built-up area limited to 25% of the total land area, allowing the majority of the site to be dedicated to landscaped gardens, internal roads, and integrated service areas.

The development enjoys a prime strategic location with easy access to the Central Axis Road, Al Wahat Road, El Dabaa Axis, and the Cairo–Alexandria Desert Road. It is also just minutes away from Cairo International University, Dahshour Link Road, Mall of Arabia, and Sphinx International Airport.

The project has been designed through a collaboration between the internationally renowned ASQ Architecture, operating in Cyprus and the United Kingdom, and Egypt’s BOLD ARCHITECTS. Together, they have adopted a distinctive multicultural design approach that harmonizes architecture with human-centered living while creating strong connections between nature, community life, architecture, and the surrounding urban environment.

The philosophy behind Zayard Memora is inspired by the word “memory,” reflecting the company’s vision of creating a residential community where a limited number of residents can build lasting memories through a unique living experience. The project focuses primarily on three-bedroom homes, reinforcing its family-oriented character. Residential offerings include three-bedroom townhouses with a built-up area of 240 square meters, as well as three-bedroom standalone villas with a built-up area of 245 square meters.

Zayard Developments expressed its appreciation to the Ministry of Housing, Utilities and Urban Communities and the New Urban Communities Authority for their tangible role in advancing Egypt’s urban development.
