Residential sales reached AED 86.1 billion ($23.4 billion) in the first half of 2026, up 163.7% from the same period last year, despite regional tensions. Those sales were part of AED 117 billion ($31.9 billion) in total real estate transaction value, up 112% year-over-year and already equal to approximately 82% of the full-year total for 2025<sup>*</sup>.</p>
<p>The market is being shaped by an influx of global capital, as well as the emirate&#8217;s $1.7 trillion in sovereign wealth, which helps fuel the ongoing development of major real estate projects totalling tens of thousands of residential units and millions of square feet of offices, hotels, retail space, and cultural and entertainment venues.</p>

										<content:encoded><![CDATA[<p class="read">The Abu Dhabi Real Estate Centre (ADREC), an affiliate of the Department of Municipalities and Transport, custodian and regulator of Abu Dhabi’s real estate sector, has released the Real Estate Market Report for the first half of 2026, presenting registered data on supply and demand, price movements, investment activity, and forward-looking supply projections across the emirate.</p>
<p class="read">This edition forms part of ADREC’s bi-annual market reporting and is based on sales, lease and mortgage transactions registered during the period.</p>
<p class="read">Rashed Al Omaira, Director General of ADREC, stated, “Numbers measure the markets movement, but understanding the market requires us to look beyond the numbers, to read the trends, understand what is changing, and assess what those changes mean for investors, developers, and decision-makers. Every sale transaction, tenancy contract, and real estate mortgage across the emirate of Abu Dhabi provides us with an understanding of the market, enabling us to track its direction and respond with greater precision. The first half of 2026 reflects a resilient market, supported by sustained demand, clear regulations, transparent data, and a balanced approach to supply and demand.”</p>
<p class="read">He added, &#8220;The largest share of residential sales value went to homes not yet built, which places the weight of our regulatory work before completion. ADREC remains focused on ensuring clarity, confidence, and fairness for all market participants, supported by reliable information, protected buyer funds, and rules that apply across market cycles.&#8221;</p>
<p class="read">The emirate recorded 233,000 active residential lease contracts in H1 2026. Total lease values reached AED 9.3 billion, an increase of 8% year-on-year, with contract volumes up 2%.</p>
<p class="read">Rental units comprise 69% of occupied units in Abu Dhabi Region, underpinning a deep rental market and ample homeownership opportunities with accessible housing options.</p>
<p class="read">Residential supply reached approximately 409,000 units, an average annual increase of 2.9% since 2022. Abu Dhabi Region drove this expansion with annual average growth of 3.3% and now represents 79% of the emirate&#8217;s residential stock.</p>
<p class="read">Around 71,000 additional units are projected across the emirate by 2030, with deliveries expected to peak at approximately 21,800 units in 2028 Development projects are estimated to account for 77% of Abu Dhabi Region supply growth between H2 2026 and 2030, against 23% from building permits.</p>
<p class="read">Investment zones accounted for more than 22% of total residential stock in the first half of 2026, with approximately 72,000 units led by Al Reem Island at 27,500 units, followed by Al Raha, Yas Island, and Al Saadiyat Island.</p>
<p class="read">Repeat sales prices rose 20% year-on-year for apartments and 12% for villas. Residential unit sales reached AED 70.4 billion, against AED 25.3 billion in H1 2025. Off-plan transactions accounted for 89% of sales value and 82% of deals.</p>
<p class="read">Ten leading developers accounted for 90% of off-plan primary sales at AED 51 billion, and ten projects accounted for 43% of residential unit sales at AED 30 billion. In the ready market, 61% of purchases were completed in cash.</p>
<p class="read">Emirati buyers committed AED 21.0 billion, against AED 8.9 billion in H1 2025. Resident expatriates and non-resident foreign buyers together accounted for 70% of residential sales value. Hudayriyat Island recorded AED 19 billion, 27% of residential sales value, followed by Saadiyat Island at AED 13.3 billion, Al Reem Island and Al Maryah Island (operated by the Abu Dhabi Global Market area) at AED 10.5 billion, and Yas Island at AED 7.3 billion.</p>
<p class="read">Six key districts will drive 77% of projected incremental supply through 2030, including Al Saadiyat Island, Al Reem Island, Yas Island, Zayed City, Khalifa City, and Al Hudayriyat Island. Nine major developers account for 76% of the development projects pipeline, delivering high-end and mid-market apartment and villa communities predominantly within investment zones.</p>
<p class="read">Retail supply reached 3.85 million square metres of gross leasable area, growing 5% on an annualised basis, with occupancy in the mid-nineties and new lease prices up 9%. Office supply reached 3.4 million square metres, up 0.3% from the end of 2025. Occupancy remained strong at 95% across both the overall market and the prime and Grade A segments. New lease prices rose 13%.</p>

<p class="v1MsoNormal">Yas Island &#8211; Abu Dhabi&#8217;s entertainment, leisure and residential hub &#8211; remained the centre of off-plan secondary activity, accounting for 366 transactions; more than 40 percent of the total recorded during the quarter. Yas Island Apartments generated 245 transactions, while North Yas recorded a further 121.</p>
<p class="v1MsoNormal">Yas Island&#8217;s Gardenia district was the single busiest project, with 156 transactions during Q2, while some of the strongest turnover rates were recorded in developments approaching or moving towards handover. Sustainable City led the market with an annual turnover rate of 18.8 percent, followed by Yas Golf Collection at 17.9 percent, Reem Eleven at 16.1 percent and Manarat Living 1 at 15.4 percent.</p>

<p class="v1MsoNormal">&#8220;This is increasingly a project-by-project market, rather than one where an investor can simply choose an area and expect everything within it to perform in the same way. Handover timing, product, price point and the depth of the resale market all matter.&#8221;</p>

Transaction numbers have moderated from the first quarter, but prices across many established communities are still showing substantial annual gains. That tells us demand has not disappeared. It is becoming more selective.&#8221;</p>
<p class="v1MsoNormal">Meanwhile,<strong> </strong>across the six key areas covered by Crompton Partners&#8217; latest <a href="https://74n5c4m7.r.eu-west-1.awstrack.me/L0/https:%2F%2Fcromptonpartners.com%2Fresources%2Fcromptons-q2-2026-abu-dhabi-secondary-market-report/1/010201a013418f35-c20d7d13-c17c-4eec-b916-7237b6f4c322-000000/J58kO4YQLFMWFnWMVSfq3RVolCA=473" target="_blank" rel="noopener noreferrer">Secondary Market Transaction Report</a>, some 483 properties changed hands for a combined AED 1.25 billion during Q2 2026.</p>
<p class="v1MsoNormal">High-rise residential and commercial zone, Reem Island, remained the most active established residential market, recording 223 transactions worth AED 399.3 million, accounting for almost half of all the transactions covered in the report.</p>
<p class="v1MsoNormal">Price growth on Reem was also broad-based. Average prices per square metre increased year on year by 33.6 percent at Sun Sky Gate, 27.1 percent in Najmat, 25.7 percent at Marina Square, 20.2 percent in City of Lights and 19.8 percent across Shams Reem Island.</p>
<p class="v1MsoNormal">Al Reef district also emerged as one of the quarter&#8217;s strongest performers, with 108 transactions worth AED 183.7 million. Al Reef Villas 2 recorded a 59.3 percent annual increase in average prices and the fastest annualised turnover rate in the built market report, at 12.56 percent. Al Reef Apartments rose 40.2 percent year on year.</p>
<p class="v1MsoNormal">On Yas Island, Yas Acres recorded a 57.6 percent annual increase in average prices, while Water&#8217;s Edge rose 32 percent and Noya 29.2 percent.</p>
<p class="v1MsoNormal">The capital city&#8217;s<strong> </strong>cultural, luxury and beachfront destination, Saadiyat Island, continued to stand apart from the wider market in terms of transaction values.</p>
<p class="v1MsoNormal">Just 13 transactions generated a massive AED 273.6 million during Q2, with HIDD alone accounting for AED 205.5 million across six sales.</p>
<p class="v1MsoNormal">Mamsha remained the highest-priced community tracked by Crompton Partners at AED 57,365 per sqm, while Saadiyat Beach Villas recorded the largest year-on-year price increase in the report, at 83.9 percent, although Ben Crompton cautions that percentage changes in very low-volume communities should be treated carefully.</p>
<p class="v1MsoNormal">Ben Crompton added: &#8220;Abu Dhabi is now demonstrating several different property markets operating at the same time. Reem remains the liquidity engine of the established apartment market, while Saadiyat continues to command exceptional values at the premium end. Al Reef is showing very strong price and transaction momentum, and Yas is dominating off-plan secondary activity.&#8221;</p>
<p class="v1MsoNormal">&#8220;For buyers and investors, the lesson is that broad market averages are becoming less useful. The important questions are increasingly about the individual community and project: how much stock is actually trading, who is buying it, how close it is to completion and are prices being supported by genuine liquidity?&#8221;</p>
<p class="v1MsoNormal">The off-plan data also points to growing activity beyond Abu Dhabi&#8217;s traditional island communities. The Abu Dhabi outskirts recorded 235 transactions during Q2, led by Al Reeman with 148 sales and Bloom Living with 80, highlighting continued demand for family-oriented communities at more accessible price points.</p>
<p class="v1MsoNormal">Saadiyat&#8217;s off-plan market is also developing as projects move closer to delivery. Saadiyat Cultural District recorded 97 secondary transactions during the quarter, while Saadiyat South recorded 139.</p>

Buyers from United Kingdom, India and Egypt ranked among the highest by sales volume. Female buyers represented 32% of sales with male buyers contributing 68%, while 47% of all buyers were under the age of 45.</p>

<p class="read">H1 2026 Group Highlights:</p>
<p class="read">• Group revenue reached a semi-annual record of AED 9.2 billion, a 40% year-on-year increase, driven by growth across multiple segments with accelerated development progress, a full half-year contribution from Arena following its acquisition in May 2025, improved hospitality performance, and resilient recurring leasing income.</p>
<p class="read">• Group Adjusted EBITDA¹ reached AED 3.0 billion and Group net profit AED 2.2 billion. Excluding prior year one-off items related to realised gains on the disposal of non-core financial assets and the corresponding dividend income, Adjusted EBITDA and net profit increased by 18% and 23% year-on-year respectively, reflecting the strength and resilience of the Group’s underlying earnings. Adjusted EBITDA margin stood at a robust 32.6% primarily reflecting changes in business mix.</p>
<p class="read">• The Group maintained a strong liquidity and capital position, with AED 8.6 billion of unrestricted cash and AED 1.5 billion of undrawn committed facilities, providing continued financial flexibility to fund future growth while maintaining a conservatively managed balance sheet.</p>
<p class="read">• Group revenue backlog increased to a record AED 65.4 billion, doubling year-on-year and rising 42% since FY 2025, providing strong multi-year earnings visibility. Development projects across the UAE and Egypt accounted for 95% of the total backlog.</p>
<p class="read">• Real Estate remained the Group’s primary earnings driver supported by ongoing execution across flagship master-planned developments. Real Estate sales reached AED 26 billion across Abu Dhabi, Egypt and Spain, reinforced by the record-breaking launch of Hudayriyat Golf Estates alongside the successful sell-out of Tara Park on Reem Island, demonstrating continued demand for high-quality residential communities in Abu Dhabi. Internationally, strong momentum continued at Wadi Yemm in Egypt through the launch of additional phases, and at the ultra-luxury La Zagaleta estate in Spain.</p>
<p class="read">• Events, Catering &amp; Tourism demonstrated resilient underlying performance, supported by the full-period contribution of Arena and recent acquisition of Production Elements Inc (PEI), despite a period of softer tourism demand.</p>
<p class="read">• Asset &amp; Investment Management continued to strengthen the Group’s recurring income base, supported by higher rental yields, consistently high occupancy levels and active portfolio optimisation. Performance was driven by broad-based growth across all asset classes.</p>
<p class="read">• International investments also progressed, supporting long-term geographic diversification, with the Group recognising its first profit contribution from Wellington Lifestyle Partners in Florida and commencing construction of the Harborside 4 joint venture in Jersey City. Construction at 2 Finsbury Avenue in London continues to make progress, with exterior and internal works advancing for both towers.</p>
<p class="read">• Hospitality delivered improved operational performance, driven by disciplined revenue management, operational efficiencies and continued progress toward an owner-operator model.
